Water damage falls into three categories, and each one needs a different response. Category 1 is clean water from a burst supply pipe. Category 2 is grey water from an overflowing dishwasher or washing machine. Category 3 is black water from sewage backup or external stormwater. Skipping the category assessment and treating all three the same way is one of the most common reasons mould returns after a flood job.
Sydney sits at an average relative humidity of 65 to 70 percent year-round. At that moisture level, mould spores already present on timber, plasterboard, and carpet backing begin colonising within 24 to 48 hours of a wet event. Timber floorboards start cupping, where the edges lift above the centre, within 48 to 72 hours if the subfloor is not dried. In older Inner West and Parramatta homes with enclosed subfloor cavities and no cross-ventilation, wet structural bearers can start to soften within a week. The cost difference between a job attended in two hours versus two days is not small.
In Perth, the November to February storm season brings driving rain that enters through weepholes in cavity brick walls and saturates slab-on-ground edge beams in homes across Joondalup, Wanneroo, and Whitfords. We use pin meters and non-invasive survey meters to find this moisture before it becomes a structural problem. Sydney tap water from the Warragamba catchment contains around 80 to 100 parts per million of dissolved minerals. Perth water, blended from desalination and groundwater, runs higher at 120 to 200 ppm. When either evaporates on glass, those dissolved solids are left behind as white spotting. Standard window cleaning with a squeegee and tap water does not remove this film. It redistributes it and adds more.
Our pure-water fed pole system pushes water through reverse osmosis and deionisation filters until the TDS reading is below 5 ppm. At that level, the water dries without leaving any trace. Ocean salt (sodium chloride) near Bondi, Coogee, Manly, Cottesloe, and City Beach does not chemically etch glass but it does leave a greasy haze that tap water cannot cut. Perth bore water sprinklers are a different problem. The silica in bore water does etch into the glass surface over time, and once that etching is deep enough only a buffered acid treatment restores the clarity. We carry that treatment as standard.
For multi-storey buildings in the Sydney CBD and Perth's West End precinct, we clean glass, frames, sills, and tracks as one job. Window tracks collect a mix of salt, exhaust carbon, and particulate that blocks drainage and causes water to pool at the frame corners during rain, which then accelerates frame corrosion.
Curtain fabric reacts differently to cleaning depending on the fibre. Linen curtains can shrink 5 to 8 percent when fully wet-washed and dried under load. On a 2-metre drop that is 10 to 15 centimetres. Velvet pile flattens permanently under high-heat steam if the pile direction is not maintained during cleaning. Blockout curtains have an acrylic or foam coating on the reverse side. Alkaline detergents above pH 10 break that coating down, causing it to crack and peel and destroying the blockout property entirely. We identify fabric type before selecting a cleaning method, not after.
In Sydney apartments with poor cross-ventilation, particularly in Pyrmont, Glebe, Newtown, and Surry Hills, glass condensation behind closed curtains creates a microclimate ideal for mould. The most common species found in this situation are Cladosporium and Aspergillus, both of which grow through the backing of the curtain, not just on the face. Surface wiping with bleach kills what is visible but does not penetrate the weave. Mould regrows within a few weeks. Perth's fine red inland dust is kaolinite clay mixed with iron oxide. If sheer curtains in suburbs like Midland, Bayswater, or Bassendean are wet-cleaned without dry extraction first, the dust turns into rust-coloured mud that sets as a permanent stain in the weave. Cooking grease does not stay liquid on aluminium slats. Over months it polymerises into a hard, lacquer-like film that bonds chemically to the slat surface and acts as a glue for dust and soot. A cloth and spray degreaser can break the surface layer but cannot remove grease from the louvres and pivot joints. Wiping alone redistributes the contamination and leaves a residue that attracts the next layer of dust faster than before.
Ultrasonic cleaning works through acoustic cavitation. The blind is submerged and the transducers generate 40,000 pressure cycles per second in the cleaning liquid. Microscopic bubbles form and collapse against every surface of the slat simultaneously. The collapse pressure is high enough to mechanically detach bound contamination without any abrasion or scratching. This is the only method that reaches inside the louvres and pivot points. It is the reason kitchen venetians in high-use Sydney apartments in Surry Hills, Chippendale, and Redfern come out clean rather than just wiped.
